EPC Certificates in the East Midlands

EPC stands for Energy Performance Certificate and is a legal requirement when a property is sold or rented. It provides a rating from A (most efficient) to G (least efficient) as well as recommendations for improving energy efficiency. It must be made available to buyers or tenants before sale/rental agreement is completed.
An EPC is valid for 10 years from date of issue and may be reused during this period. Unless major changes have been made to the property to improve energy efficiency, another assessment is unnecessary until the end of the validity period.
The Process:
Step 1: Quote
There’s no need for a visit to determine the quote, simply contact me with details of:
Number of bedrooms
Property type (Terraced, flat, semi detached etc)
Floor area size if known
Address
Step 2: Agreeing The Appointment
We’ll agree an appointment time for me to come to the property to carry out the survey, should you be happy with the quote.
Someone will be required at the property to allow access but the process is non invasive.
Appointments normally take 1 - 2 hours depending on the size of the property.
Step 3: The Assessment
I’ll collect information about the property for the assessment including measurements, window types, insulation.
I’ll require access to all rooms and the loft (don’t worry I’ll bring a ladder) as well as gas/electric meters, boiler and water tanks.
Step 4: Payment
Once the survey is completed there will be an opportunity to pay by card for the assessment, or I will send you an invoice afterwards for bank transfer. Please note cash is not accepted.
Step 5: Certificate
The Certificate will most likely be issued by 9am the following day. If for any reason there is a delay I will be in contact with you to let you know why.
You’ll be emailed a link to the government register where your EPC can be found. I will also discuss recommendations made with you about your property and how to improve its efficiency.
The EPC lasts for 10 years so you will be covered for that time.

What access will you require for the assessment?
Access will be required to the whole property, including externally, and to the loft space(s). Photos will also be required throughout. An energy assessor is required to collect information about the property such as: size, heating and ventilation systems, construction, glazing and insulation. No intrusive testing is carried out.
Should you have evidence or documentation for any of these aspects, it is advisable to have them to hand during the assessment.
What records do you keep?
The Domestic Energy Performance Certificate Register is operated by the Government. The EPC will be retained on the national database and is valid for 10 years. Evidence relating to the EPC assessment must be stored securely for 10 years. All records are kept in line with GDPR and are needed to be stored in case of future audits.
What payment methods do you accept?
Payment can be made by card after the assessment is completed, or by bank transfer.
Can my EPC rating change?
Please be aware that ratings and recommendations may differ from previous assessments as the modelling for assessments changes over time. This is particularly the case for previously assessed new build properties, as they were previously assessed through a more in depth SAP assessment, and will subsequently be assessed through RdSAP.
